HVAC Technician

Lutherville Timonium, MD

The HVAC Technician will maintain heating, air conditioning, and ventilation systems. They will identify repair/replacement needs necessary to maintain equipment and systems. Reports to the HVAC Supervisor.

Responsibilities and Duties: (included but not limited to)

  • Diagnoses malfunctions of heating/air conditioning/refrigeration systems and/or components for the purpose of identifying repair/replacement needs necessary to maintain equipment and systems.
  • Installs heating, air conditioning, and ventilation systems and related equipment (e.g., unit heaters, pumps, safety controls, etc.) for the purpose of providing comfort inside residence.
  • Maintains tools, supplies and equipment (e.g., torches, cutters, drills, test equipment, sheet metal, filters, control components, fan blades, gaskets, seals, etc.) for the purpose of ensuring the availability of items and equipment is in safe operating condition.
  • Prepares documentation for the purpose of providing written support and/or conveying information to site and Supervisor.
  • Repairs various items, systems, and components for the purpose of providing renovation and preventive maintenance of heating/air conditioning and ventilation systems.
  • Responds to emergency situations for the purpose of resolving immediate safety concerns.
  • Complies with company policies, procedures, safety protocols, Fair Housing and other applicable laws and regulations.
  • Repairs HVAC, plumbing, electrical, without assistance.
  • Provide excellent customer service, complete resident service requests within 24 hours of initial call.
  • Maintains a working knowledge of all mechanical systems.
  • Inspects alarm systems such as carbon monoxide and fire protection and quickly schedules repairs when needed.
  • Contributes to the spirit of teamwork at both the property and company levels.
  • Able to commit to a 24 hour on call schedule assigned by their manager. When on call must respond by phone within 15 minutes. Overtime may be required as needed.
  • Must be available on notice in the event of winter weather events, such as snow, ice, and other emergencies. Snow removal, salting, shoveling, and pretreating is mandatory.
  • Assists in keeping the Greenspring Warehouse (interior & exterior) and company vehicle neat and organized daily.
  • Attentive and cautious with regards to the overall security of the property, keeping all keys, in your possession, not to be handed to unauthorized person, including contractors.
  • Perform other related duties as assigned.

Qualifications:

  • Previous experience in HVAC or other related fields.
  • Familiarity with HVAC wiring diagrams.
  • Strong problem-solving and critical thinking skills.
  • Ability to follow instructions from supervisors.
  • Ability to repair HVAC systems independently.
  • Excellent organizational and time management skills.

Requirements:

  • High school diploma or equivalent
  • Position requires CFC certification, Type II
  • Applicants should have at least 2 years’ experience as an HVAC Technician
  • Must have tools necessary to complete all jobs.
  • Prolonged periods of standing, kneeling, and walking.
  • Must be physically able to climb stairs and ladders, bend, or crawl into awkward spaces.
  • Must be able to lift seventy-five pounds at a time.
  • Must be able to work in hot and cold environments, both indoors and outdoors
  • Valid Driver’s License, personal vehicle, good driving record and insurance required.
  • Must provide current contact information such as phone number and email address.
  • Will be required to work at various locations/properties within the company.
