The Maintenance individual is responsible for the general oversight of the structures, grounds, and appearance of all Condominium common and limited common elements.
Essential Job Functions
Identify and report all potential problems of the buildings and grounds directly to Site Manager.
o Be able to perform and initiate preventative Maintenance measures/programs to ensure cost effectiveness in work being performed;
o On-going community/grounds inspections to maintain community standards;
§ Ensure railings are not damaged or defective,
§ Inspect downspouts and drains and remove obstructions.
Perform routine maintenance on buildings and grounds to include:
o Power washing of brickwork and exteriors at ground level,
o Repair of brickwork where general skills are required,
o Replace and repair limited common elements that are the responsibility of the Association,
o Paint and maintain limited common elements as necessary.
Assist owner in the detection of problems requiring correction (i.e. check exterior doors for fit, check for gas leaks, check possible leaks, check for rodent and bug intrusion) which may or may not be within his area of responsibility;
Remove or assist with the removal of dead plants and small shrubs under the direction of the Landscape Committee.
Oversee the work of on-site contractors hired to perform specific work.
o Ensure compliance with contract,
o Represent the association at on-site inspections by contractors, and all external agents,
o Report work not in compliance to the appropriate authority.
o Diagnose specific problems pertaining to common areas, discuss with Management and pursue contractors to obtain appropriate bids per specifications;
Perform work described with Daily Work Orders received from Management.
Maintenance of storage areas to include the periodic removal of items not stored within the assigned bins, repair of damaged cages, repair of locks and doors, and general condition of the facility.
Provide on/off service for electricity and water
o Where required for service by contractors and coordinate notice through the Management
Roof work to include:
o Checking roof vents for proper flashing
o Common area Dryer vent cleaning of roof vents
o Minor Gutter repairs or cleaning if necessary.
Vehicle and Tool Maintenance:
o Ensure proper care of company vehicle while in use
o Provide monthly inventory of equipment
o Test all equipment to ensure it is working properly on a quarterly basis
o Discuss with management future needs regarding tools /equipment
o Update inventory as new tools/parts purchased
o Be available to pick up maintenance supplies in company vehicle within surrounding area through suppliers (Ace, Home Depot, etc.)
On Call Maintenance:
o On Call after hours required
o Should live within reasonable distance to respond to emergencies in less than 30 minutes.
Parking lot Monitoring:
o Abandoned vehicles
o Vehicles without tags
o Vehicles parked in resident reserve spots
o Vehicles in handicap spaces not handicap
o Placing notices on vehicles to advise them of violation
o Notifying Management of any violations noted.
Non-essential Job Functions
Remove accumulated debris near dumpsters and on grounds.
Identify and report to the on-site Manager non-resident cars parked more than one day without a sticker
Notify Manager of owners in violation of the condominium bylaws related to the physical aspects of the buildings and grounds.
Install or remove signage at Management’s or the Board’s request.
Minimum of 3-5 years of maintenance experience
High School Diploma
Additional Vocational or training a plus
Background check required to include driving record for valid license
Knowledge of plumbing essential
Capability to use and maintain maintenance equipment such as K50, K1500, etc.
