The Service Technician is a key player in the overall success of the community. They provide exceptional customer service to our residents. They make repairs, aid in the make ready process, help oversee vendors, diagnose problems and provide solutions.
Essential Duties and Responsibilities include the following:
· Assist service manager with all aspects of the property’s maintenance, including grounds, custodial, preventative, corrective, deferred and emergency maintenance.
· Complete turnover of vacant apartment homes.
· Use our electronic records for accepting and closing service requests.
· Interact with residents and provide quality service.
· Work with and oversee vendors and their work as needed.
· Maintain current knowledge of applicable laws and regulations.
· Complete service requests within 24-hour time period
· Maintain the physical asset of the property as directed by the Service Manager with a focus on those tasks that will require advanced skills and knowledge of apartment maintenance.
· Work closely with Service Manager and teammates to complete the “Preventative Maintenance Program”. Respond quickly to deficiencies found in preventative maintenance inspections.
· Daily operation and maintenance of all working elements of the property including specialized lighting system, water feature, irrigation, plumbing, electrical, small trash chute and compactor, elevators, gates and doors, stairs, signage, and garbage collection areas.
· Assist in maintaining electronic records of service requests, preventative maintenance, capital expenditures, make ready status, etc.
· Coordinate and perform repairs of property grounds and apartments.
· Showing care and concern for our residents through timely follow-up and meticulous completion of their apartment service tickets in a timely fashion.
· Sustaining peak efficiency operation levels for all property components
· Preserve the aesthetics and safety of the building.
· Adhere to applicable building, county and safety codes/standards, while running an accident-free operation.
· Assist in conducting move-out inspections and over the make ready process to confirm that all vacant units are ready for show and resident move-in within 7 days.
· Complete after-hour emergency service requests immediately.
· Adhere to and monitor keys/locks in accordance with key control policies.
